Rental property portfolio tracker

Know what your rentals really earn.

Deedbook adds up equity, cash flow, mortgage paydown and appreciation for every property you own, then shows where your net worth is heading. No spreadsheet to build, nothing to subscribe to.

What a rental really earns

Your rentals pay you three ways.

Cash flow lands in your bank account. Mortgage paydown and appreciation quietly build your equity. A spreadsheet usually only counts the first one.

Sample portfolio · past 12 months
$81,012
$15,993Cash flow
$16,849Mortgage paydown
$48,171Appreciation

24.9% return on the $325,300 of cash put in.

Features

Everything a landlord-investor checks.

Built for people who own a few doors and want the whole picture, not another bookkeeping chore.

One dashboard

Properties and units, portfolio value, equity, loan-to-value and this month’s cash flow on one screen.

Every property

Purchase price, current value, what you owe, rate, loan length, rent and every recurring expense.

Monthly & yearly P/L

Each month fills in from the budget. Change the month a unit sat empty, then export a CSV for your accountant.

Net worth projections

Value, debt and equity over time, projected 5 to 30 years ahead at the growth rate you choose.

Investor metrics

NOI, cap rate, cash-on-cash, DSCR, loan-to-value, total return and the 1% rule for every property.

Phone or computer

Works in any browser. Add it to your Home Screen and it opens like an app, in light or dark.

Cash flow

Monthly P/L, no formulas.

Set each property’s budget once. Deedbook fills in every month, and you only change what was different.

  • Rent, mortgage, tax, insurance, HOA, utilities, management, repairs and capital expenses
  • Net cash flow and profit / loss, with principal counted as equity
  • Monthly or yearly, for one property or all of them

Charts

Watch your net worth grow.

See how value, debt and equity have moved since your first purchase, and where they are heading.

  • Value, debt and the equity between them
  • Where equity came from: down payment, paydown and appreciation
  • Principal paid each year and every payoff date

Investor metrics

The numbers investors check.

Every property gets a detail sheet with its mortgage, this month’s interest and principal, and the metrics lenders and investors look at.

  • Cap rate and cash-on-cash return
  • Debt service coverage with a health check
  • Loan-to-value and total return on cash

US & Canada

US or Canadian mortgages, done right.

Canadian fixed-rate mortgages compound twice a year, not monthly, so the same loan has a different payment. Deedbook does the math for both, shows USD or CAD, and tracks term renewal dates.

US mortgage · compounds monthly
$2,338.36/mo$400,000 at 5.00% over 25 years
Canadian fixed · compounds twice a year
$2,326.42/moThe same loan, the Canadian way

FAQ

Questions, answered.

Can I try it first?

Yes. Open the app without a code and explore it with four sample properties. Your unlock code lets you add your own.

Does it connect to my bank?

No. You type your own numbers, and they are never uploaded.

Can I use it on my phone and my computer?

Yes, in any current browser. Each device keeps its own copy, so use Settings → Save backup on one and Restore backup on the other.

My payment doesn’t match my statement.

Deedbook shows principal and interest. If your statement includes property tax and insurance (escrow), enter those as expenses, or type your exact payment in the property’s Monthly payment field.

I’m in Canada.

Set Settings → Country to Canada, choose “Canadian fixed” as the mortgage type, and add your term renewal month.

How many properties can I add?

As many as you own, from a single condo to a large portfolio.

Is this financial advice?

No. Deedbook is a tool for tracking your own portfolio. It is not financial, tax or lending advice.
